Q:  What are the subdivision's amenities?    
A:  Amenities are still in the process of being permitted. We are definitely striving for pool and clubhouse, but we are not sure how much else the land will allow us to give.  Proposed amenities include community pool, day dock, clubhouse and playground. 

Q:  Where will the amenities be?
A:  The club house and pool will be at the end of Majestic Oaks Drive across from lots 83 and 84.  Open land in this location will be used for recreation/amenities. The day dock will be located off of Great Oak Drive.

Q:  When will the amenities be completed?
A:  Estimated start date of the amenity package is Summer 2009. Completion date is estimated to be Summer of 2009 although the builder reserves the right to change the begin and completion dates based on market factors.

Q:  What is the price for a lot?
A:  Lots 12-15 and 25-138 are listed at $115,000. Prices for certain lots may be negotiable. Lots 1-11 and 16-24 are still owned by the developer. Please contact us for these prices. 

Q:  How many lots are there in the subdivision?
A:  138.  

Q:  If someone buys a lot, can they use their own builder?

A:  Yes.

Q: Are there regulations to follow for custom building?
A:  Yes. The floor plan and specifications have to be approved by the architectural committee before building.  Refer to the covenants and restrictions for basic subdivision regulations.

Q:  What is the minimum square footage for custom building?
A:  The minimum square footage for lots 12-15 and 25-138 is 2,000. Minimum square footage for lots 1-11 and lots 16-24 is 2,500 as outlined in the covenants and restrictions.

Q:  Is there a time limit to build on a lot?
A:  No.

Q: How many builders are there in the subdivision?

A: Currently, there are two builders in the subdivision – Homes by Greg Johnson, Inc. from Smithfield, NC; and Dream Builders, Inc. of Wilmington, NC.

Q:  What is the build out period per home?
A:  4-6 months

Q:  How many floor plans do buyers have to choose from?
A:  Homes by Greg Johnson, Inc. will be offering 8 different plans. Dream Builders of Wilmington, Inc. will build a custom floor plan if buyer requests.

Q:  Is there water access? Boat ramp?
A:  Majestic Oaks is a water access community. There will be a community day dock where an owner can dock his boat temporarily. There is no boat ramp, but owners can easily obtain a yearly membership at one of the many marinas in Hampstead. A one year membership to Hampstead Marina will be offered with some of the homes built in Majestic Oaks. This is negotiable with each builder.

Q:  What types of water/sewer are available?
A:  There is county water and a private community sewer. Until there are 50 families living in the subdivision all residents will enjoy free sewer services.

Q:  Who are cable, internet and electric providers?
A: There is currently no cable. However, there is Direct TV. Electricity is through Progress Energy. The subdivision has Broadband internet through AT&T. The speed is approx 56MBs which is comparable to Time Warner. 

Q:  Can buyers put in a fence?
A:  Yes. The fence has to be approved by the HOA before being installed. It can be a maximum of 6 feet in height.

Q:  Can buyers install a pool?
A:  Yes. The pool must be approved by the HOA before being installed.

Q:  Can owners park their boats in the yard?
A:  The final covenants of Majestic Oaks do not permit boats or other recreation vehicles to be parked in the yards or driveways. Boats can be put in the backyard as long as the owner has a 6 foot privacy fence installed. RVs are not allowed at all.

Q:  What are the HOA fees?
A:  At this time, HOA fees are $150/year until the completion of the pool and clubhouse.  Afterward, the HOA fees will increase to $540/year. There is a one-time transfer fee of $150 when buying into the neighborhood. All of these prices are subject to change.

Q:  What do the HOA fees include?
A:  Road maintenance, pool and clubhouse maintenance, common areas.

Q:  Who is the HOA president/contact?
A:  Kornerstone Management 919-771-2121.

Q: What are the property tax rates for Majestic Oaks?

A: The Pender County tax rate is $0.65 for every $100 in tax valuation.  Hampstead fire service rate is $0.05 for every $100 in tax valuation. On average tax value can be determined by taking 70-75% of market price.

Q:  Is Dan Owen Drive going to be paved?
A:  The Dan Owen Drive entrance from Food Lion is schedule to be paved. This entrance will connect to Majestic Oaks Drive.  Afterward, the subdivision will have a total of 3 entrances - from Food Lion, Factory Road and Great Oak Drive. Most of Dan Owen Drive, however, will not be paved.

Q:  Are there any incentives to buy?
A:  Homes by Greg Johnson, Inc. is offering $1,500 in closing costs with approved lender, Chris Hutchins from Alpha Mortgage. For select home packages Homes by Greg Johnson, Inc. is also offering a 1 year boat ramp membership to Hampstead Marina. Please inquire at the time of an offer to confirm the home qualifies.

Q:  Will there be a guard gate/community gate?
A:  Not at this time.

Q:  Is there a model home?

Q: What are the lot sizes?

A: Lot sizes vary from .42 all the way up to .63 acres. Please see the community map for specifics.

 

Q: When will the HOA be turned over?

A: As of 02/15/09 Kornerstone has officially taken over the HOA. They are sending introduction letters to all the homeowners with contact info and request forms.

 

Q: Is a refrigerator included in the cost of a home?  

A: Typically the refrigerator is not included.  If you built from the ground up, then the fridge would be an upgrade.

 

Q: Are the bedrooms wired and blocked for ceiling fans?

A: Yes – in all of the HBGJ homes.

 

Q: How much would it cost to finish an unfinished bonus/attic area?

A: Approximately 12-20K depending upon the floor plan and size of the area. This figure will have to be confirmed by each builder.

 

Q: Are the kitchen sinks wired for a garbage disposal?

A: Yes. There is an extra light switch which currently is rigged to the dishwasher as an emergency shut off. This switch will then be rerouted to handle the garbage disposal power.

   

Q: Is it possible to put a utility sink in a garage?

A: Yes. The upgrade charge would be approximately $500. This figure will have to be confirmed by each builder.

 

Q: How many houses in the community are occupied now, how many are under construction and how many under construction are sold? How many lots are sold?  

A: As of 06/19/09 we have 14 families currently in the community. We have sold 6 lots and have 5 spec homes in various stages of completion—lots 56, 59, 26, 54, 37.

 

 Q: If a buyer decides to build out any unfinished bonus or attic areas will the heating and A/C systems accommodate this extra space adequately?

A: The 12-20K finished price includes changing the upstairs unit to accommodate the extra space. The price varies depending upon the size of the bonus/attic area being built out. Pricing will have to be confirmed by each builder.

 

 Q: Is the heating and A/C for all the two-story homes 2 zoned - one up and one down?

A: Yes. There is one control panel for upstairs and one downstairs.

 

Q: Is the heating/AC via heat pump or gas forced air?

A: All units in the community for both builders are heat pump.
