Frequently Asked Questions
Q: What are the subdivisions amenities? A: Amenities are still in the process of being permitted. We are definitely striving for pool and clubhouse, but we are not sure how much else the land will allow us to give. Proposed amenities include a family barbeque area, community pool, clubhouse, volleyball court and playground. For more information, visit our amenities page.
Q: Where will the amenities be? A: The club house and pool will be at the end of Majestic Oaks Drive across from lots 83 and 84. Open land in this location will be used for recreation/amenities. Click here to view a map of the subdivision.
Q: When will the amenities be completed? A: Estimated start date of the amenity package is Winter of 2008 and Spring of 2009. Completion date is estimated to be Summer of 2009.
Q: If I buy a lot, can I use my own builder? Are there regulations to follow for custom building? A: Yes. Your floor plan and specifications have to be approved by the architectural committee before building. Refer to the covenants and restrictions for basic subdivision regulations.
Q: What is the price for a lot? A: All lots are listed at 115,000 at this time. Prices for certain lots may be negotiable. Lots 1-11 and 16-24 are still owned by the developer. Please call for these prices. Click here to view a map of the subdivision.
Q: Is there a certain amount of time for me to built on my lot? A: No.
Q: What is the minimum square footage for custom building? A: 1,800 sq.ft. as outlined in the covenants and restrictions.
Q: Is there water access? Boat launch? A: Majestic Oaks is a water access community. There will be a community dock where you can throw a kayak in or enjoy fishing with family and friends. There is no boat launch, but you can easily obtain a yearly membership at one of the many marinas in Hampstead. A one year membership to Hampstead Marina will be offered with some of the homes built in Majestic Oaks. Please ask for this at the time of offer. This is negotiable with each builder.
Q: What type of water/sewer are available? A: County water and community sewer.
Q: Who are Cable and Electric providers? A: There is currently no cable throughout the subdivision. Most people are using Direct TV. Electricity is through Progress Energy. The subdivision may be connected through Charter cable by the end of 2008.
Q: Can I have a fence? A: Yes. The fence has to be approved by developers before being installed.
Q: Can I install a pool? A: Yes. The pool must be approved by developers before being installed.
Q: Can I park my boat in the yard? A: The final covenants of Majestic Oaks do not permit boats or other recreation vehicles to be parked in the yards or driveways.
Q: What are the HOA fees? A: At this time, HOA fees are $150/year until the c/o of pool and clubhouse. Afterward, the HOA fees will increase to $540/year. There is a one-time transfer fee of $150 when buying into the neighborhood. All of these prices are subject to change.
Q: What do the HOA fees include? A: Road maintenance, pool and clubhouse maintenance, common areas.
Q: Who is the HOA president/contact? A: HOA formation is still in the works. Proposed HOA contact is Kornerstone Management.
Q: Is Dan Owen Drive going to be completed and able to be used? A: The Dan Owen Drive entrance from Food Lion will be paved soon. This entrance will connect to Majestic Oaks Drive. Afterward, the subdivision will have a total of 3 entrances - from Food Lion, Factory Road and Great Oak Drive. Most of Dan Owen Drive, however, will not be paved.
Q: Are there any incentives to buy? A: Builders are offering $3,000 in closing costs with approved lender, Steve Rassin, and approved attorney, Ladd Gasparovic. Homes by Greg Johnson is offering a free yearly boat ramp membership to Hampstead Marina.
Q: How many floor plans do I have to choose from? A: Homes by Greg Johnson, Inc. will be offering 6 or 7 different plans. Dream Builders of Wilmington, Inc. currently has 3 floor plans but will build a custom floor plan if buyer requests.
Q: Will there be a guard gate/community gate? A: Not at this time.
Q: What is the build out period per home? A: 4-6 months

Q: Is there a model home? A: Yes. Model home should be up by mid-July. Model home will be open 6 days a week from 12pm - 5pm.
